Turnkey heating. Estimate and costs. Heating estimate: rational cost planning Estimate for a heating system made of polypropylene pipes

As a rule, space heating systems are installed after the construction of the capital elements of the building is completed. It is at this time that a local estimate for heating is drawn up, which includes all costs associated with the installation of heating devices, laying pipelines and installation of peripheral elements.

And although heating estimates are mostly prepared by authorized organizations, in this article we will describe the general principles of their development. This will allow you to get an idea of the cost structure even before the start of installation work, which means it will make it possible to optimize costs.

Preliminary stage

As we noted earlier, the estimate for heating installation is drawn up upon completion of the main work on the construction or repair of the building. But it must be taken into account that to install the heating system, certain preliminary operations must be performed.

Such operations include:

  • Installation of embedded elements in permanent building structures (walls, partitions, ceilings).
  • Arrangement of effective ventilation.
  • Arrangement of chimney shafts or allocation of areas for laying chimneys (for a country house).

Note!
At the time of laying the heating circuits of the room, it is necessary to leave a number of finishing works without completion.
For example, laying screeds, plastering walls and finishing are not carried out.

The cost of all operations is not included in the heating estimate, since they relate to capital construction.

Sequence of estimate formation

Design work

The first stage of any operation is drawing up a project, and a home heating system should in no case be an exception. Even if we plan to install several in a small country house, the planned operations must still be described in a certain way and recorded in the plans.

Note!
The heating system design is drawn up by specialized organizations that have the appropriate permits.
As a rule, the first item that includes the heating estimate is the cost of design work.

During the design it is confirmed:

  • The total power of the devices required to maintain the optimal temperature in the room. In this case, both the design features of the building (thermal insulation efficiency) and the climatic characteristics of the region are taken into account.
  • Type of heat generators used (electric, gas, solid fuel, etc.).
  • Quantity and .
  • Location, length and type of pipelines selected.

After approval of the configuration of the entire system, axonometric drawings of the laying of all circuits are made, as well as a schematic representation of the placement of heat generators, radiators, shut-off valve elements, etc. An example of such a drawing is shown in the photo.

Based on the configuration and drawings, the so-called investor estimate for the installation of the heating system is formed, i.e. preliminary calculation of financial costs.

This calculation includes:

  • Cost of materials.
  • Duration and nature of installation and commissioning work.
  • Labor intensity of work.

In principle, an investor’s estimate can be drawn up with one’s own hands. To do this, you should use specialized programs on the Internet. In most cases, for each such program there are video and text instructions that help you understand some of the nuances of using the software.

Interaction with the contractor

If you do not plan to carry out all the work yourself, then the estimate for heating repairs or for the installation of all heating circuits is agreed upon with the organization directly involved in the installation. In this case, most likely, it will be necessary to refine and clarify the amounts indicated in the project documentation.

The contractor is provided with:

  • Assignment for installation of engineering systems.
  • Planned design of the facility and finishing methods.
  • Drawings and accompanying documents included in the project.

Based on these documents, the final list of works, their planned duration and price are formed.

There is also the possibility of holding tenders between design organizations, when the design estimate based on the same initial data is compiled by several companies. All you have to do as a customer is choose the most attractive option.

Typical components of an estimate

What should be included in such a document? Below we provide an example of an estimate for heating (albeit without taking into account prices), which will help you get an idea of the scope of work and give you the opportunity to navigate the cost.

In addition to the mentioned design documentation, the estimate includes devices and materials:

  • Heat generator (boiler, stove or fireplace).
  • Heating radiators.
  • Pumps for coolant distribution.
  • Automatic system control devices.
  • Pipelines (made of polypropylene, metal or metal-plastic).
  • Fittings for corresponding pipelines.
  • Shut-off valves (taps and valves).
  • Materials for thermal insulation of pipelines.

The procedure for performing, the scope and cost of installation or repair work is also described:

  • Installation, connection and configuration of the heat generator.
  • Connecting boilers to chimneys or installing smoke exhaust systems separately.
  • Connecting and laying heating circuits (sometimes this item includes work on making holes in the walls for laying pipelines).
  • Installation of a "warm floor" system
  • Securing and connecting radiators.
  • Installation and commissioning of a system that automatically regulates the temperature in the room.
  • Fare.

Of course, this is only a very approximate list, and depending on the type of system and the characteristics of the repair work, the materials and operations performed will differ. For example, very often the commissioning work is undertaken by the boiler or furnace manufacturer, which significantly reduces costs.

Conclusion

A well-prepared estimate for repairing a heating system or installing heating equipment is the key to rational spending of time and money. So it’s better to spend time on preparation, but in the end get a result that is impeccable in both price and quality.

A heating device for your own home, or other similar property, is simply vital. Otherwise, it can be considered a monument - to whom and what, this is at the choice of its creator. There are different ways to solve the problem of providing heating for your home, and one of them is to make turnkey heating.

Heating installation is quite expensive

To implement a project such as a heating device, several different approaches are practiced:

  • creation of turnkey heating, when all work is performed by a third party, including design, purchase of materials and equipment, installation of the system;
  • performing work on your own.

The choice of how to heat a dacha - on a turnkey basis or on their own - is made by everyone independently. However, when making such a decision, you need to weigh all the possibilities. The fact is that heating a house is generally a complex structure, and although many really working methods and techniques have now been developed that greatly simplify this task, creating it yourself will require a lot of effort and a lot of time.

All elements must be taken into account in the heating scheme

At the same time, if your choice is heating a turnkey country house, this only requires significant financial costs. In this case, the main difficulty will be how to find a reliable contractor and determining the cost of performing the work. As a rule, the estimate for heating a private house includes all the work carried out - design, purchase of equipment and its installation.

What should be considered when choosing a heating system

Initially, you need to decide on the choice of heating boiler, its type, power and type of fuel used. All these characteristics directly affect the cost of the boiler. Radiators, pipes and other required attributes - everything is taken into account in the heating estimate. Their selection should also be given the necessary attention.

The choice of what kind of heating system to use has a large, if not decisive, influence on determining the cost of work. It will depend on which of the well-known schemes - single-pipe or two-pipe, with forced or natural circulation, open or closed, you prefer - will depend on how much it costs to carry out heating. It is the installation scheme and the circulation method that determine the required number of pipes and their parameters, in particular the pressure at which they must operate.

As a rule, when creating turnkey heating, design work is carried out, and during their implementation, at least two mandatory calculations must be performed:

  • hydraulic, which allows you to determine the diameter of the pipes and the type of pump;
  • thermal engineering, which determines system parameters, possible heat losses and selection of equipment for specified requirements.

There are programs that help in designing a heating system, which have a built-in heating calculator for a private home. Such a program can be of significant help if you decide to do the heating yourself. In addition, you can use an online heating calculator for calculations - this is a fairly widespread service and free. However, it is often impossible to carry out the necessary calculations remotely, because you need to know the specific characteristics of the house, individual rooms and many other features.

Dialog window of the heating system calculation program

Of course, if the owner himself uses the heating calculator, then these features are well known to him, but a representative of a third-party organization will have to go to the site and inspect the house to clarify the necessary nuances.

Installation service costs

No one can just say how much it will cost you to create a heating system. And it’s not even about the features that are outlined above in the text. These were, so to speak, technical, necessary conditions for ensuring high-quality heating of the house. In many organizations, private craftsmen have different prices for heating installations, and they depend on the location of the organization; in Moscow there are some prices, in Saratov they are different.

Installation of utility networks is 20% of the total cost of the house

In any case, we can give, as an example, an estimate for heating, which should be reflected in it:

  • calculation and design of the system;
  • installation of heating (in accordance with the selected scheme and type of coolant circulation);
  • installation of a boiler and heating batteries;
  • laying (open or hidden) of the necessary pipelines;
  • automation to control the heating system (if possible).

These works can be taken as a sample of the heating estimate, what it must contain, and what you need to focus on when discussing the conditions and cost of obtaining a turnkey heating system.

Considering that prices for heating work offered by different organizations can vary quite greatly, and the total cost of work exceeds tens, and sometimes hundreds of thousands of rubles, it is worth considering the choice of performers, as well as their equipment with tools, very carefully .

Your actions must fully comply with the generally accepted procedure when concluding a contract with a third-party organization, and constant monitoring of the quality and content of the work performed must be carried out. In this case, you can hope to receive a turnkey heating system of adequate quality.

It is recommended to trust the design and installation of heating systems to professionals

One of the options for providing a country house with an autonomous turnkey heating system would be to transfer the order for its production to a third party. In this case, you will get rid of a lot of hassle, get a properly designed and working heating system, although the costs of its creation will be quite high.

Heating estimate: rational cost planning

As a rule, space heating systems are installed after the construction of the capital elements of the building is completed. It is at this time that a local estimate for heating is drawn up, which includes all costs associated with the installation of heating devices, laying pipelines and installation of peripheral elements.

And although heating estimates are mostly prepared by authorized organizations, in this article we will describe the general principles of their development. This will allow you to get an idea of the cost structure even before the start of installation work, which means it will make it possible to optimize costs.

All elements and all types of work must be taken into account!

Preliminary stage

As we noted earlier, the estimate for heating installation is drawn up upon completion of the main work on the construction or repair of the building. But it must be taken into account that to install the heating system, certain preliminary operations must be performed.

Such operations include:

Capital construction has been completed - communications can be laid

Even if we plan to install several heating radiators in a small country house, the planned operations must still be described in a certain way and recorded in the plans.

  • The number and type of heating radiators used.

Building thermal system drawing

Based on the configuration and drawings, the so-called investor estimate for the installation of the heating system is formed, i.e. preliminary calculation of financial costs.

This calculation includes:

  • Cost of materials.
  • Duration and nature of installation and commissioning work.
  • Labor intensity of work.

In principle, an investor’s estimate can be drawn up with one’s own hands. To do this, you should use specialized programs on the Internet. In most cases, for each such program there are video and text instructions that help you understand some of the nuances of using the software.

Budgeting software

Interaction with the contractor

If you do not plan to carry out all the work yourself, then the estimate for heating repairs or for the installation of all heating circuits is agreed upon with the organization directly involved in the installation of heating equipment.

Parameters for calculation

There is also the possibility of holding tenders between design organizations, when the design estimate based on the same initial data is compiled by several companies. All you have to do as a customer is choose the most attractive option.

Typical components of an estimate

What should be included in such a document? Below we provide an example of an estimate for heating (albeit without taking into account prices), which will help you get an idea of the scope of work and give you the opportunity to navigate the cost.

The cost of equipment constitutes the main share of costs

In addition to the mentioned design documentation, the estimate includes devices and materials:

  • Heat generator (boiler, stove or fireplace).
  • Heating radiators.
  • Pumps for coolant distribution.
  • Automatic system control devices.
  • Pipelines (made of polypropylene, metal or metal-plastic).
  • Fittings for corresponding pipelines.
  • Shut-off valves (taps and valves).
  • Materials for thermal insulation of pipelines.

The procedure for performing, the scope and cost of installation or repair work is also described:

Performing installation

The estimate for heating in an apartment is the amount of costs for installing a system for heating the apartment’s premises during the cold season to replenish heat losses and maintain the required temperature. As a rule, heating is understood as a central water heating system for a building, but this can easily include air heating using climate control units (fan coil units, air conditioners) and electric heating (heating cables, oil radiators, convectors, infrared emitters).

It turns out that these works should be classified as sanitary or electrical installations. We divided the heating of the apartment into two parts: this article describes the design of the system and relates to construction, and the article, the estimate for heating repairs in the apartment contains information about work with existing communications. Although a modern apartment in high-rise buildings is always equipped with central heating, this system can be redesigned to suit the appearance and location of the heating devices.

First of all, let’s make a reservation that heating with electricity and climate control equipment should be classified in other topics, but here we need to deal with central heating. In such a system, the source generating heat (boiler room of the building, combined heat and power plant) is located outside the apartment and only heat pipes (heating pipelines), fittings (taps, air vents, three-way valves, heat regulators), control and measuring instruments (pressure gauges, heat consumption meters) are located in the premises. , heating devices (radiators, convectors, finned pipes) and, in rare cases, automation (control units with sensors, valves, etc.). The coolant in the systems is water, in which the use of additives is allowed at external air temperatures below -40 ºС.

Carrying out estimates for any utility networks (water supply, heating, sewerage) and building structures (floors, walls) should always be done on the basis of certain design data. Although this sounds like the need to create a project several centimeters thick, we hasten to please you that for apartments, sometimes it is enough to comply with the necessary regulatory requirements, make a series of simple engineering calculations and a few drawings. However, without the use of theoretical skills, it is impossible to achieve a high-quality result; difficulties will certainly arise when setting up a network, some works will begin to be reworked, others will appear in the form of additional ones.

An estimate without elaboration is always approximate and often leads to the need to make quick repairs due to violations in technologies that the contractor can simply overlook. To achieve a high-quality result, we adopted a method for calculating estimate documentation, which we called the “rule of expediency.” This “rule” states that a technical and economic solution should be developed that will require the least cost, the shortest possible time and will fully comply with the requirements of regulatory documents and the needs of the customer.

Preparation of estimates for heating work begins with the collection of primary data. Since the project for apartments is carried out extremely rarely, the requirements for the qualifications of the cost estimate engineer are very, very high. In the work it is necessary to use: drawings and diagrams (including plans for the placement of plumbing fixtures, the location of heating risers), photographs of the facility, commercial offers from contractors or suppliers of material and equipment, the requirements of the operating organization for the heat transfer of devices in the premises and other data.

Due to the limited detail and frequent absence of this information, the estimating engineer must be prepared to travel to the site, where he will need to independently examine the condition of existing structures and communications, take measurements, negotiate with the contractor, a representative of the operating company, and conduct photo and video shooting of the heating system . Only after this does the direct calculation of the estimate begin, namely, the main construction volumes should be calculated and the choice of construction technologies and materials should be made in accordance with the “rule of expediency.”

When making decisions, our estimating engineers use the entire set of theoretical and practical knowledge in the heating network. As a result of individual development, an estimate template is obtained, which passes our internal control and the preparation of the estimate enters the final stage, at which it is necessary to clarify the scope of work, determine the consumption of materials and set current prices (salaries of workers, equipment, materials). This estimate differs significantly from many others in that it saves the customer money and also shows the real cost of the object.

The purpose of heating is to create a comfortable microclimate, so it is important to make several engineering calculations that will allow you to choose the right heating device, since in rooms for various purposes the optimal temperature during the cold season is set within 16-26 ºC.

In particular, the wrong choice of heat transfer from radiators leads to overpayments for products, excess or lack of heat in the room, constant need for adjustment, damage to the finish (including the appearance of mold), and frosting of window glass. Naturally, we must not forget about compliance with regulatory documentation, so it is worth talking a little about the conditions that affect the estimated prices.

By this we mean recommendations or prohibitions on the use of materials, installation methods, indoor air parameters, fire safety, etc. This is directly related to the composition of the estimate documentation, since an inexperienced contractor may include in the estimate pipes that are not intended for the temperature of the water in the heating network or, conversely, forget about the mountings for radiators.

The less theoretical and practical knowledge the estimator has, the more such mistakes he will make; as a result, the estimated cost will be incorrectly determined, and the quality of the work will be low, plus he will have to correct all the mistakes, spending money and time on it.

The design of heating risers in a building can be one-pipe or two-pipe, and the laying can be horizontal or vertical. The coolant supply to heating devices can be carried out directly from the riser or through a distribution unit, the latter is found in buildings without risers in each room (usually historical buildings). The distribution unit is located in a special cabinet and consists of a comb (manifold), ball valves, an air vent, a heat meter, control valves and other equipment and devices that are selected individually for each facility.

Copper, polyethylene, polypropylene, metal-polymer and steel pipes are used for the heating network. The use of steel pipes is limited due to low durability and the need for welding; they are used only for the installation of individual connections to devices on steel single-pipe risers. Estimates are supposed to indicate connecting parts and materials, so it is necessary to clearly understand what connections will be used when installing pipelines. The assembly of pipe assemblies is done by welding - for steel, copper, polypropylene and polyethylene; soldering – for copper; pressing – for metal polymer and polyethylene.

Hidden installation of heating pipes can only be done if easy replacement is ensured, so pipes can be embedded in special casings or laid in channels, shafts, grooves, behind baseboards and screens. Detachable connections and fittings must be made accessible, that is, placed openly or special hatches installed for maintenance. At the intersection of the pipeline with walls and partitions, it is necessary to install sleeves made of non-flammable materials, and the gap between the heating pipe and the case is filled with a heat-resistant sealant, which allows the pipe to move freely (the pipeline constantly lengthens and contracts depending on the temperature of the water being moved).

Heating pipes should be insulated to reduce the risk of burns, and uninsulated pipes should not be adjacent to building structures (floors, ceilings, walls), otherwise there is a risk of damage to the finish.

The number of fasteners is calculated for each type of pipe separately, the largest number is suitable for highly expanding polymer pipes (polypropylene and polyethylene), the smallest for metal ones.

A variety of fittings are installed on heating pipelines and heating devices: three-way valves, double adjustment valves, valves, check valves, air vents, thermostats. Most fittings are installed in distribution units, on the supply pipeline to heating devices and on the devices themselves. The fittings must be suitable for heating systems, that is, have sufficient heat resistance. The connection of the pipeline and fittings is made by welding or threading with mandatory sealing with fluoroplastic tape, flax strands or heat-resistant gaskets (when connecting with union nuts).

Control and measuring instruments (pressure gauges, thermometers, sensors, metering devices) are placed in distribution units. Remote temperature sensors of thermostats installed on heating devices are used in the case of using decorative screens. All devices have a threaded connection and their installation is similar to fittings. It is important to remember that some devices require power and you will have to provide a connection to the electrical network.

Heating appliances in apartments are the main source of heat; pipes also give off a small amount of heat. There are several types of appliances that differ from each other in design; two of them are common in apartments - convectors and radiators. The transfer of over 75% of heat by convection is a feature of convectors; they have a large contact area with air due to numerous thin ribs. Radiators are devices whose radiation heat transfer is 25-50% of the total; usually these are sectional devices with a smooth or textured surface, in which the coolant moves through internal cavities. The material of heating devices is different; there are cast iron, steel, aluminum, copper, brass, combined (in particular aluminum-copper) and other devices. Convectors arrive at the site in finished form, and radiator sections can be assembled at the factory or at a construction site; in the latter case, it is necessary to take into account their assembly on nipples using gaskets and testing (hydrostatic method with further drying).

Heating devices can be equipped with a whole range of equipment and devices: automatic thermostats, three-way valves, ball valves, air vents. For all types of heating devices there are minimum distances to the floor, walls and window sill, which must be taken into account when choosing the size of the product, as well as protective and decorative screens. In particular, radiators should be installed at a distance of 60 mm or more from the floor, and 50 mm or more from the bottom surface of the window sill or the bottom of the window opening. The devices should be placed under light openings, and the length in apartments should be at least 50% of the length of the opening. Decorative screens and grilles must be removable; you cannot install permanent boxes that interfere with the maintenance of fittings and cleaning of devices.

Heating appliances are installed on brackets or stands, so their number must be calculated and included in the estimate for each product, since they are rarely included in the factory configuration. It is necessary to especially carefully select fasteners for radiators, which sometimes weigh several times heavier than convectors. The fasteners are installed in concrete or brickwork, and if the wall is hollow or made of foam blocks, then you need to calculate the reinforcement, which will be strong enough.

In apartments, such equipment is rare; this includes various control units for coolant parameters (pressure, temperature), relays, pressure regulators, temperature sensors in rooms. This is a very expensive way to regulate the microclimate in rooms and it is advisable to carry it out in large apartments with a distribution manifold.

Estimation work must be entrusted to professionals who have sufficient experience in the design and conduct of construction work and can reasonably prove the need to use a particular technology and materials. To get the most benefit, you should contact as early as possible, that is, before the start of work, when we can carefully study the object and make that unique, best offer. This can be easily verified if you look at the “prices” section, where we have collected the most frequent examples of customer requests and determined their benefits in monetary terms.
